| CG Engineering provided the structural design of this 4 building project in the Lower Queen Anne district of Seattle. Each building was three stories tall. Each building had 3 or 4 units for a total of 14 townhomes, each with its own garage and open space. Each townhome was approximately 1,600 square feet. The buildings were modulated, so that each unit appeared to be its own building and slightly different from the others. The structure was pre-manufactured roof trusses and plywood web joists supported by wood shear walls, manufactured wood beams, and wood and steel posts. The upper floors cantilevered out over the entry to the garages. There was quite a bit of elevation change over the site, so some of the units were stepped down from the others in the same building. Several concrete retaining walls were designed for the site and for the steps within the buildings. |
